Andy Crawford, CCIM was engaged by a regional developer to arrange acquisition financing of a boutique hotel in Santa Barbara. With the special purpose nature of hospitality properties and the need for immediate renovations, placing permanent debt on the property out of the gate was challenge. Additionally, the borrower utilized a Delaware Statutory Trust (DST) entity structure that worked very well to achieve his objectives, but is unfamiliar to many lenders.
Andy identified a correspondent life insurance company that was able to understand the unique value of the location and lock the rate at application—in a rapidly rising rate environment. Though the DST structure caused some turbulence during the closing process, the CommCap team was able to manage the lender concerns and push the loan across the finish line.
