Commercial lending loan spreads July 2024

The Federal Reserve raised the federal funds rate by 25 basis points in September, bringing the target range to 3.75%–4.00% as policymakers responded to persistent inflation pressures. August CPI increased 0.4% for the month and 3.4% year-over-year, while the labor market remained resilient with 162,000 jobs added and unemployment holding at 4.1%. The 10-Year Treasury moved above 5.00% during the month before retreating to approximately 4.95%, underscoring continued volatility in long-term rates as markets reassess inflation expectations, economic growth, and the future path of monetary policy. Despite higher benchmark rates, economic activity remains solid and capital continues to be available across the lending market, with lender competition and credit spreads helping offset some of the pressure from elevated Treasury yields. In this environment, structure, proceeds, and certainty of execution remain important differentiators in overall financing outcomes.

As yields fluctuate, "current rates" quickly become obsolete. However, spreads remain applicable and fitting to deal characteristics. Though rates are important, having a well articulated and defined debt plan matching your long-term investment plan is vital. The experts at CommCap are here to help you understand goals and navigate the current market providing access to multiple lending sources, early rate-locks, cash out refinancing, and more.
